My goodness, how time flies!!  What a year, 2017, was for me!  So much going on and my blogs got pushed to the side.

The greatest news was that my son got married.  There was so much to prepare and this young couple took it upon themselves to do most of the work.  I thank them for that.  It sure was a lesson to them on what goes into the preparations.  Of course, my husband and I were there to help in all aspects but only when asked.  It went off without a hitch!  Or at least, nothing anyone noticed.  Beautiful ceremony, beautiful couple.  Now, they have started their new adventure together.  There are so many great things for them to experience.  Love them both and wishing them a lifetime of happiness.

I started out the year getting my husband to finally agree that it was time for us to downsize.  We never really had a huge home but it was enough for us.  The yard work was getting tedious as my husband loves to golf as much as he can and I work most weekends.  I have to admit, I was tired of climbing stairs.  We started by de-cluttering and what a task that became.  We cleaned it up and made sure the home was in tip top shape to get on the market.  We were very fortunate that we sold very quickly (such was the market last year before March 2017).  Then came the real work.  De-cluttering is not as easy as everyone
thinks it is.  We had been in that home for almost 30 years.  All our memories were there and boxes and boxes of 'stuff' that we were hanging on to for our kids.  We started one room at a time and donated/sold/threw out what we couldn't sell and donate.  The house got emptier by the week and when we finally found our future home we were able to start to bring what we were going to keep to the new place. Yes, we found a place to live before the old house closed.

Not having moved in such a long time I was more concerned about my husband adapting to the change.  Yes, we are in a condo.  Beautiful place.  We have everything on one floor and all the rooms that we need.  Size is perfect.  Lots of light.  Beautiful views.  Balcony to enjoy the summer breezes.  All amenities.  My windows get cleaned by someone else.  I just have to do the inside.  I don't have to shovel the driveway.  My car is not cold in the winter mornings.

It didn't take long, but hubby is now adapted to this lifestyle.  We both have said: "We should have done this a few years ago".  I have many clients, and friends, that I can now explain to them how easy this life can be.  Enjoy your life.  Once the kids have left, it is time for us to think a little bit of ourselves. 

This past winter as I drove around and watched older homeowners trying to shovel their driveways, I often wonder why they don't think about moving.  Yes, I still get out and help a few in my travels.      Also, having gone through this process, I can truly appreciate the anxiety many of you feel.  Let me help you alleviate some of the worry.  It's the best experience that I can offer to Buyers and Sellers.

Here I am in my home office (yes, my condo has an office space for me) and look out the window as I write this.  I can't believe it will be a year in another month that I sold the house.  And in April it will be a year that we are in our new home. 

There were a few very sad moments in my life, but everyone has those and I coped with them.  This is a happy blog.  No one can take the memories of 2017 away from me.  Life goes on!

Well, folks!  It's that time of year once again.  Summer 2017, such as it was, is coming to an end and we can get back to our regular routines that we put on the back burner while we enjoy summer vacations and backyard BBQ's, and patio parties.  As I drive around I see High School grads walking around smiling.  Their future is right in front of them and the doors are starting to open up.  I often wonder where are they going?
 
These young adults worked so hard for four/five years for this special moment.  We, as parents, must now let them fly.  We've instilled about as much knowledge about the world that we could.  Now, it's up to them.  If we could, we would like to have you closer to home so that if there is something we would help with, we don't have far to go.  But if they're too close, we won't let them 'figure' it out on their own.  If you decide to go further away from home for work or studies, open your wings and fly.  Know that you are loved and thought of every minute of every day.

These young people are the future. They are the ones that are willing to take chances. They are the ones that will be heads of companies and leaders of the world. As I look at them, I wonder - when did I get older.

I remember my daughter and son finishing elementary school. Then four years of secondary just flew by. It was like yesterday when I dropped my daughter off for first year university. The dorm room was 'cozy'. She had the basic necessities. She needed no more. She would tell me about the Friday nite movie nights - she was the only one in her quad with a small tv. Someone would bring the popcorn. Someone would bring the 'refreshments'. What a great group of co-ed roomies she had.  This is something I am now passing on to those who are getting ready to leave their nest.  My son stayed closer to home and commuted to University.

So, CONGRATULATIONS, to all who have passed through the hallowed halls of their post-secondary institutions. May I wish all of you the strength to face what is yet to come! Know that you have the support of your families to continue your journey. You can depend on the friendships that you have developed in these few short years.

Two Years Into My Journey

Yes, folks...it's been 2 full years of exercise, healthy eating, and positive thoughts.  The exercise has
not been difficult once I set a commitment.  The healthy eating has also been pretty easy.  I can now tell people that I really don't like pasta and sweets.  I don't eat junk or processed food.  Yes, there have been times when this was questioned.  Well, there have been times when I was hungry and I didn't pack something to eat while I worked that I stopped and got a bag of salted peanuts or even a sandwich.  Eating the inside of a sandwich when you drive is kind of tricky to manage so I end up eating the bread.

What has changed in my "Food" side of my changes:
I started eating much smarter.  I have added more protein - including lean meats and fish (something I thought was not necessary and caused weight gain)  I don't focus on calorie counting anymore but I try not to eat 'empty' calories.  My carbs come from vegetables and my sugar comes from fresh fruit.  Do I enjoy a treat once in a while?  A resounding, YES!!!  But it has become extremely limited as I don't want to consume empty calories that will contradict everything that I have done to get rid of them out of my diet.  So when there is a blue moon, I may have a small treat!  LOL  Another BIG one for me was - it is not the number on the scales that matter.  I most certainly have to thank a special someone who has gotten me out of that (he know who he is but does not want to be mentioned).

The positive thoughts are still a work in progress.  We all have 'those' days when we are not happy or we are looking for someone just to let us vent.  I try to be positive most days and it starts with a great morning workout.  That gets all my happy endorphins working full speed.  Monday is the day that sets the tone for the rest of the week.  (Yes, I am quoting my Personal Trainer who reminds me of this often)  If I start out great on Monday, the rest of the week is easy peezie.   When I'm not my 'happy' self...I have learned of a strategy that works for me.  I won't share it because you have to develop your own.

I will share what has become a habit about my exercise routine:
I do go to the gym 7 days a week.  That is my choice.  I have a set program that has been developed with the help of my Personal Trainer and his knowledge how to change things up has been extremely helpful.  Here it is:  elliptical machine, weight training, I play squash (and now I have added tennis thanks to a young lady that has got me playing this), and then my 10,000 steps every day.  Do I do that many steps EVERY day?  No, but on the average it's about 8,500.   When I go to the gym I am there for, at least, an hour.

I can finally see the light at the end of the tunnel!  Yes, there it is.  I do know that this will be the most difficult of all.  Once the weight loss has been achieved, I will continue to tone and make sure that the life style that I have chosen is so inbred into my brain that there will be no more going back to the way it was. 

I have learned that weight loss isn't all about dieting or exercise.  It's the combination of both.  I have
been told by a few people that I have met that I have influenced them into starting their own journey.  Remember the first thing is just to start...but getting the advice from a Personal Trainer, a professional who will help you get to a healthy lifestyle.  He/she will see improvements before you do!

Don't give up or be impatient with the process.   This is not an overnight fix!  Also, and most important, you have GOT TO WANT TO DO IT AND TO COMMIT!!!  No one is going to do it for you.  Don't compare yourself to anyone else around you.

I'm almost at the point where I am kind of proud of my accomplishments.  I DID commit and followed (sometimes kicking and screaming and using unladylike words) instruction.  I know I say it often...Thank you to my Personal Trainer.  No, he didn't do the work but he has led the way.  Just an aside - I still will not get my picture taken.  Not yet!!

I continue to wish all of you luck with your journey.  It certainly has not been as easy as everyone thinks it is.  But, if I can persevere, so can you!!!  DON'T GIVE UP!!!!  No more excuses!!!  If you truly want to change how you look and how you feel, then do something...anything.  Don't take on more than you can as this can sabotage what you are trying to achieve...hire a Professional Trainer...this is what they do!  It doesn't matter what other people think how you look, get past it!!!  You will be smiling and enjoying yourself before you know it!  I still try to blend into the woodwork and not stand out in the crowd.  But this is MY choice.

Again, this is just for something different.  I'm not just a Realtor, but I do enjoy life outside my job.

Spring Landscaping


Once the first official frost is no longer a threat, don’t you just want to run out into your yard and start spring landscaping? All winter long the excuse of it being too cold, or everything is covered with snow is no longer an issue. Now that spring is here, gardening, landscaping and increasing your curb appeal is on most people’s minds.

Plan out your strategy for your landscaping in advance. Are you going to break it up in phases, or are you going to hire a landscape professional to help you plan? Ask for guidance from your local nursery or neighbors who have beautiful landscaping! They can probably give you as good of advice as a professional. Once you know what type of plants you’d like at your home, map out, or stake out the area in which your plants will be planted. Estimate enough room for pedestrians walking around, as well as growth and future maintenance of your landscaping. Ensure walkways will have safe areas for footing, and tall plants will not obstruct view lines from inside your home.

Unlike a paint color in your home, once it’s up you’re done, landscaping requires maintenance and care. From pulling weeds, watering and pruning, to occasional replacement of dead plants, etc… Once again, plan what plants will suit your maintenance schedule. Consider hiring a professional gardener or lawn service to take care of your yard if necessary.

Landscaping your outdoor home is one of the joys of springtime, which many people look forward to. You will be surprised how much you enjoy your landscaping once you have planned it in advance. Go ahead, get going, before you know it, summer will be here!

Spring Clean Up typically includes:
  • Cleaning up debris, such as leaves and papers from the yard
  • Cultivating, weeding, and tilling the soil of flower beds and gardens
  • Re-edging flower beds and gardens
  • Trimming of plants and shrubs where necessary
Are you looking for a pool for the summer? There are homes out there with oasis backyards. Let me show them to you. Are you looking for a starter home? Yup, I can find that for you too!

Just a few ideas. Remember, if you are thinking of selling your house this year, the outside is just as important as the inside. Buyers will make a decision within 15 seconds of arriving at your property as to whether they even want to see it. Also, if it shows nicely outside it will sell quicker and the profits will be higher.

Home Maintenance

Congratulations! You’ve purchased a new home and are all moved in! There’s been a lot to take care of, like emptying boxes, loading up cabinets and drawers, and maybe even painting and decorating, but here are a few around-the-house tasks you may not have thought of that need to get done.

The secret to a well maintained home is to start early. Now, don't get nervous, it's not all work, work, work. Doing your home maintenance bit by bit is a great way to accomplish it all, but over time so that there's plenty of room for relaxing too. Also, preventative maintenance now, will reduce the liklihood of unwlecome (many times costly) surprises down the road.

What to do when you first move in!

Change the locks, reprogram garage door opener codes, and check that all window locks operate properly. If there's a security system, learn how it operates and sign up for any maintenance or monitoring plans that that yours requires.  At least re-key the locks for the all outside doors if changing the locks is not on your agenda.  This should be planned prior to the day you get your keys so that you can feel truly safe in your new home!

Locate emergency shut offs. Know how to shut off the power, water, and gas in your home.   If the cold weather is settling in, make sure your outside water taps are shut off and drained.

Have a "fix it" kit. Get a toolbox and stock it with all your frequently used home repair tools and supplies and a first aid kit. 

Change the batteries in smoke alarms and CO monitors. 

Check pilot lights - in your fireplace and/or gas stove.

A Few Days/Weeks Later:

Perform necessary seasonal maintenance. Do this when you have time. 

Change filters in you furnace.

Address items that need attention that were mentioned in your home inpsection report.  If something on this list can wait and do in time, then do so.  Like I said earlier, it's not all 'work, work, work'.

Well, welcome to Home Ownership.  Remember, keep up with little repairs and it won't be so daunting.  Enjoy your home!  Getting yourself settled will take a few months and don't be surprised if a year from now, you are still changing things around.  There will come a day when you want to paint and put your finishing touches on your new home.  ABSOLUTELY!!!  If  you need some help, I can arrange for a home stager to come in and talk to you about decorating and give you some ideas.

Housing Market News


Well, here we go again. I had sent my monthly newsletter to my clients for the month of August stating that there was a hiccup in the financial market. Yes, there was and most of my clients, as probably everyone else's, locked their wallets and checkbooks up in a vault. Didn't throw away the key, but... Now, things were better last week and some have decided to get back into looking for and purchasing a home.

Great. What do I see in the paper this morning? "Eager Buyers Keep Housing Hot". Isn't that the truth? Yes, there are buyers out there but a hugely depleted inventory of homes for sale. Multiple offers...big time. I just went through this with a buyer. 8 offers on a link home in Mississauga. We went in with an extremely fair offer, but alas, we didn't get it. Disappointment for a while, but after discussing the pitfalls of overpaying, we are now on to the next one. Now, remember, there were 6 other buyers besides ourselves, that are in the hunt. Chances are I'm going to meet those agents on the street again as we wait for the response from the sellers about our offers.

Canadians still have a dream of owning a home. All the talk that the market was going to 'tank', isn't happening. Interest rates remain low and appear that they're going to stay low at least well into 2012.

Prediction is, that inventory levels may increase in the fall as the summer holiday season comes to an end and the kids go back to school, also, more baby boomers MAY look to cash in on their biggest asset at the market peak. If that happens, then the multiple offers may ease. Sales of homes that are priced well and show well with little left for the buyer to do will sell quickly.

My buyers right now are in a little bit of a panic as school boundary issues become important, travel to and from work becomes an issue, plus a gamut of other specifications that I deal with in order to get my buyers in the home of their dreams.

The EX is just around the corner. Buskerfests are happening. Southside Shuffle is coming back. Fall is just around the corner.

July 2011 Market Watch Now Available



How scary has the Business News been the last couple of days. The US started quivering and this morning, Europe is now watching very closely what is happening in the US.

Of course, Canada depends on the US (as does the rest of the world market) and this morning all I'm hearing is how bad things 'could' become. Is there going to be a second recession? Who knows. But it is keeping us glued to our radios and the news today.

Now, the availability of the July 2011 Market Watch comes out today with good news. The market faired quite well in July. But is this something you would like to hear? If we could have announced this a few days ago it would have been better received. I would like to tell my clients...don't freeze...you can take a breath...but now, let's negotiate.

Save On Taxes


Well, it's Tax Season once again. We all get nervous. Deadlines come and when that last calculation is made, we get upset because we forgot to make contributions to save ourselves some money.

Thanks to John Scholl there is a way to achieve our retirement and other financial goals. John provides financial advise and articles for your information.

Read on and give me your comments:

Uh, oh – you somehow missed the March 1 deadline for RRSP contributions on your 2010 tax return. What to do now to save on taxes and help achieve your retirement and other financial goals? Easy – TFSA yourself. There’s no deadline with a Tax-Free Savings Account (TFSA), it’s a great place to invest your anticipated tax refund, and it’s a tremendously flexible way to achieve tax-free savings growth.

Here’s how it works:
- With TFSA eligible investments, you put your money in and you get your money out at any time for any purpose, tax-free. You can invest in your TFSA eligible investments any time you want, up to your maximum contribution level.
• The current maximum TFSA contribution is $5,000 per person, per year. This means that beginning on January 1, 2011, you were able to contribute another $5,000 to your
investments held within a TFSA in addition to any amounts carried forward from your 2010 limit and any withdrawals made in 2010
• You can make a gift to your spouse to make a TFSA contribution and transfer your TFSA assets to your spouse upon death.
• With investments held within a RRSP, you get a tax deduction for your contributions but all withdrawals are taxable. With TFSA - eligible investments, there is no tax deduction for your contributions but you do not pay tax on investment growth or withdrawals. All TFSA investment earnings are totally tax-free and will not trigger claw backs on federal tax credits or benefits programs such as the Guaranteed Income Supplement, Old Age Security Benefits, Age Credit, GST Tax Credit or Canada Child Tax Benefit.
• There are no age restrictions on a TFSA and there is no limit on how much contribution room you can carry forward – fill it up any time you want. TFSAs – can’t touch this!!! Well, actually you can and that’s what makes TFSAs such a flexible investment choice:
• Say you need $15,000 for a down payment on a vacation property. Just make a $15,000 tax-free withdrawal from your TFSA eligible investments.
• You can re-contribute the $15,000 after January 1 of the year following the withdrawal without affecting your other eligible contribution room.

August Market Watch, Mississauga


Hello To All:

This is meant for all those that missed receiving my monthly news letter.

First things first, welcome back to school to all those children and young adults (all adults) who have returned. To the parents who left their loved ones in the hands of the educators who will teach your children for the months that follow, enjoy a restful cup of tea or coffee as you try to settle into your regular fall routine. The excitement of the first day of school is now over.

The EX is ending, the Air Show took place only for 2 days not the regular 3, and Mother Nature decided to remind us that summer is nearing it's end. In the days and weeks that follow, we will start to think about cleaning up our yards and completing some tasks that we put off when the weather was too warm. This has been the best summer in a number of years. Homes were not listed as quickly as was predicted. Buyers stood back and waited for the 'bargains' to magically appear. The homes that were priced well, sold quickly. Some homes in certain areas of Mississauga and Oakville even had multiple offers. Yes folks, they're back. Not with the same vengeance as previously.

I'm waiting for listings to come on the market as I have some serious buyers that are looking to purchase. I have knocked on doors in those neighbourhoods that my buyers have showed interest. I'm just waiting for everyone to settle into their fall routines and return my calls.

August 2010 Market Watch


Well, here is is, the middle of August and I'm just getting this little note out to everyone. To all whom I send out personal notes, sorry. There really isn't anything new to tell you. "Doom and Gloom" still headline the news. According to the powers that be, the Real Estate Market has stalled.

Has anyone taken a look at what happens to the market in the months of July and August? Take a look at this year and what we were faced with -- G20, Bank of Canada raised interest rates (only quarter point, but still....), HST (yes, it's here to stay), summer market, extreme heat, holidays taken by most --- just to name a few. When you add it all up, brakes get put on.

We all expected to be overrun by new listings. Well, that didn't happen. Even, me, I keep looking for property owners to list homes. Knocking on doors, making telephone calls (probably irritating some of you) hasn't made a lick of business. Buyers are very slow in purchasing what is out there.

My farming areas of Lorne Park in Mississauga and Oakville, have been doing well. Lorne Park has been noticed in the Toronto Star as being one of the neighbourhoods where prices of properies has increased. Lakefront properties are available.

"Greater Toronto REALTORS® reported 6,564 sales in July – a 34 per cent dip from the record 9,967 sales reported in July 2009. New listings, at 10,825, dropped to the lowest level for the month of July since 2002.

"The level of July sales remained below the expected long-term trend. The market has become more balanced following record monthly sales through most of the winter and early spring," said Toronto Real Estate Board (TREB) President Bill Johnston.

Total sales through the first seven months of 2010 were up 12 per cent compared to the same period in 2009.

Notwithstanding the fact that price trends vary at the neighbourhood level in GTA, the average price for July transactions was $420,482, representing a six per cent increase over July 2009. Over the first seven months of 2010, the average selling price was up 12 per cent annually to $432,253.

"Market conditions promoting growth in the average selling price have remained in place. While July sales were down compared to last year, the number of new listings in the marketplace also fell. This means there was enough competition between buyers to exert upward pressure on price," said Jason Mercer, TREB's Senior Manager of Market Analysis."

Market Watch for June 2010








Happy July to all.

As we are all 'melting' from this short heat-wave that we are experiencing, we get bombarded with sad real estate market news. While you are reading about the sky falling in, once again, and the prices of homes dropping, once again, I hope you are enjoying the sunshine with a cool drink. We all know that by the lake provides the best and least expensive relief from the heat with the cool breezes that come from the water. Take a walk in a park. Set yourself under a tree and just smile as you read the gloomy news.

Those that are in "the know", seem to forget that this year our interest rates went up a little bit, HST has confused many as to who's going to pay the tax on what, and we are now in a summer market. The last couple of weeks I have been competing with FIFA, heat, G20, Parades, and summer heat as I hosted open houses. Were they slow? Yes, but I did have visitors. Are there buyers out looking for a new home? Yes. Are there sellers still thinking that the market is the same as it was 3 years ago? Yes, and it is taking longer to sell a home these days.

It is still extremely important for you to list your property realistically if you want to sell it in a decent amount of time. You must get an agent that can market your property and bring the most eyes to it and to showcase it, not just on MLS.

Here is the latest Market Watch for you to read over. As I predicted, it is now, yet again, a buyers market and a little more balanced market. If you would like to discuss your

Mortgage Adjustments



The Honorable Jim Flaherty, Minister of Finance, today announced a number of measured steps to support the long-term stability of Canada's housing market and continue to encourage home ownership for Canadians.

"Canada's housing market is healthy, stable and supported by our country's solid economic fundamentals," said Minister Flaherty. "However, a key lesson of the global financial crisis is that early policy action can help prevent negative trends from developing."

The Government will therefore adjust the rules for government-backed insured mortgages as follows:

- Require that all borrowers meet the standards for a five-year fixed rate mortgage even if they choose a mortgage with a lower interest rate and shorter term. This initiative will help Canadians prepare for higher interest rates in the future.
- Lower the maximum amount Canadians can withdraw in refinancing their mortgages to 90 per cent from 95 per cent of the value of their homes. This will help ensure home ownership is a more effective way to save.
Require a minimum down payment of 20 per cent for government-backed mortgage insurance on non-owner-occupied properties purchased for speculation.

"There's no clear evidence of a housing bubble, but we're taking proactive, prudent and cautious steps today to help prevent one. Our Government is acting to help prevent Canadian households from getting overextended, and acting to help prevent some lenders from facilitating it," said Minister Flaherty. "If some lenders aren't willing to act themselves, we will act. These measures demonstrate the Government is committed to taking action when necessary to support the long-term stability of a sector that is so vital to our economy and the financial well-being of Canadian families."
In October 2008, the Government adjusted its minimum standards for government-backed, high-ratio mortgages. In February 2010, new measures were announced: qualifying at a 5 year rate; limit the maximum refinancing; and discouraging speculation by increasing minimum downpayment of 20% for non-owner occupied properties.

Seasons Greetings from Betty Bart

Happy Holidays,

The holiday season is fast approaching, if it hasn't already started for some of us. I would like to take this opportunity to wish you, and all your loved ones, the merriest of holidays. We don't have any snow, yet, but Santa is in the malls after coming into town during the Santa Claus parade in Mississauga, Oakville, and of course the big one, The Toronto Santa Claus Parade.

I hope you take some time to sit back with your families and have some hot chocolate, something extra if you partake, and just look at the eyes and see the enjoyment of everyone around you.

I'm just going to reiterate what I have been saying regarding real estate, we are short on inventory and during the month of December, the list gets a little smaller. There are still some HOT buyers out there and as for the sellers, why not start the New Year knowing that a new home is just around the corner and when you pack up the decorations, just keep on packing.

Quality Over Quantity As A Real Estate Agent


I have always enjoyed quality over quantity in all aspects of my life. Give me 1 great movie to enjoy instead of 10 so/so movies. The same goes for service that is provided to me and that includes real estate service. I have been a buyer and a seller in my "before I became an agent" days. I hope I have given the quality kind in my "now I'm an agent days".

Don't get me wrong; mistakes are made, deals do not close, and there are many cracks in the details that can (and do) slip through. A real estate transaction requires careful explanations and understanding, a watchful eye to check the files and massive communication to keep tabs on everything that is produced and the participants. We, as agents, are constantly working with different (sometimes opposite) personalities. I have always felt, and stated, that I have done my job if the seller feels he/she sold for too low and/or if the buyer feels that he/she paid a little too high. I believe that both sides win if each agent feels that they did more than their fair share of work and no one reminds anyone how great they are and why!!!

Very few buyers and sellers in real estate care how many homes an agent has sold in the last year or in the last decade. I believe that sellers care about THEIR sale. What you did as an agent in the past, is history.

Our job as Realtors is about THE CUSTOMER, the quality of service provided, and the handling of each and every separate transaction with integrity and professionalism. Some of us have forgotten this.

This is strictly my opinion. Some Realtors will disagree. That's okay.

Market Watch Mississauga Real Estate


Now that we have put away our shorts and tee shirts, pulled out our sweaters (and some mornings mittens), we can all settle into the routines that we put aside during the summer months.

Most people were anticipating the inventory numbers to start increasing over September as potential sellers get back from summer vacation and decide to list. It hasn’t happened, yet. With listings down 42%, buyers are competing for less product, which leads to "bidding wars".

Homes that are priced well are not lasting on the FOR SALE list. Especially in Lorne Park and Mississauga Homes for sale. If you don't jump quickly, you lose because there are more and more multiple offer situations. Buyers are starved for product.

Much of the activity has to do with low interest rates. Consumer confidence is up. That's all you need in a recovering economy.
