With each day showing signs of winter having set it, it certainly is time to start thinking about the holiday season.  Families are starting to get together on weekends, either to bake or just to decorate the homes of loved ones and their own homes. Are you  planning that winter get-away for some sunshine or going to the mountains to get in some skiing/boarding and well deserved rest?

The malls are starting to get busy!  Now that Santa has come to town, the shoppers are attempting to get their shopping done. There is so much going on.  RIDE is now in full operation, so let's make sure that we don't drink and drive.  It's not worth it!!!   I see so many smiles on faces.

I'm not going to pester you with real estate news. If you would like to read the Market Watch for the month of November, here it is. Read it online and save a couple of trees.  Read it when you have a little bit of time, or just wait until the New Year.  Keep yourslef informed about what's going on close to the end of yet another great year in Real Estate.

I would like to wish all of you the safest holiday season. Enjoy being with your families, loved ones, and friends. UTM - Terrence Donnelly Health Sciences Complex

The official opening of the Terrence Donnelly Health Sciences Complex at the University of Toronto Mississauga Campus has been celebrated.  Fifty-four medical students started their journey.

The facility houses the Mississauga Academy of Medicine as well as the biomedical communications program, lecture theatres and medical teaching classrooms, etc.  This will help to fulfill the long-term vision of the campus. 

Congratulations to those students who have worked hard and succeeded in getting into this program to become the City of Mississauga's first graduating doctors.

Housing Market News


Well, here we go again. I had sent my monthly newsletter to my clients for the month of August stating that there was a hiccup in the financial market. Yes, there was and most of my clients, as probably everyone else's, locked their wallets and checkbooks up in a vault. Didn't throw away the key, but... Now, things were better last week and some have decided to get back into looking for and purchasing a home.

Great. What do I see in the paper this morning? "Eager Buyers Keep Housing Hot". Isn't that the truth? Yes, there are buyers out there but a hugely depleted inventory of homes for sale. Multiple offers...big time. I just went through this with a buyer. 8 offers on a link home in Mississauga. We went in with an extremely fair offer, but alas, we didn't get it. Disappointment for a while, but after discussing the pitfalls of overpaying, we are now on to the next one. Now, remember, there were 6 other buyers besides ourselves, that are in the hunt. Chances are I'm going to meet those agents on the street again as we wait for the response from the sellers about our offers.

Canadians still have a dream of owning a home. All the talk that the market was going to 'tank', isn't happening. Interest rates remain low and appear that they're going to stay low at least well into 2012.

Prediction is, that inventory levels may increase in the fall as the summer holiday season comes to an end and the kids go back to school, also, more baby boomers MAY look to cash in on their biggest asset at the market peak. If that happens, then the multiple offers may ease. Sales of homes that are priced well and show well with little left for the buyer to do will sell quickly.

My buyers right now are in a little bit of a panic as school boundary issues become important, travel to and from work becomes an issue, plus a gamut of other specifications that I deal with in order to get my buyers in the home of their dreams.

The EX is just around the corner. Buskerfests are happening. Southside Shuffle is coming back. Fall is just around the corner.

July 2011 Market Watch Now Available



How scary has the Business News been the last couple of days. The US started quivering and this morning, Europe is now watching very closely what is happening in the US.

Of course, Canada depends on the US (as does the rest of the world market) and this morning all I'm hearing is how bad things 'could' become. Is there going to be a second recession? Who knows. But it is keeping us glued to our radios and the news today.

Now, the availability of the July 2011 Market Watch comes out today with good news. The market faired quite well in July. But is this something you would like to hear? If we could have announced this a few days ago it would have been better received. I would like to tell my clients...don't freeze...you can take a breath...but now, let's negotiate.

Are You New To Your Neighbourhood?


Here we are in the middle of July and we are all enjoying a wonderful start to the summer. If you were among the thousands who moved at the end of June/beginning of July, you are now probably just starting to make a small dent in all the boxes that came with you. At the same time, you're keeping your family busy and happy.

Moving can be a huge upheaval to a family. You are in new surroundings and trying to adapt to new social activities. Everyone always says, 'moving wasn't so bad'. Or a Realtor will tell you, 'let me make that move less stressful'. There is no way that anyone can make a move less stressful. Studies have shown that moving follows mourning and job loss in the order of stress levels. HHMMM!!!! This may make you reconsider to just stay where you are!!! Don't let it. If you're ready, you're ready and know that when you are in your new home, there is a light at the end of the tunnel that will make all of this forgotten until the next time. Does it get easier with every move? I don't think so. You are just more organized with each and every move and are more prepared with the glitches that pop up!

I remember moving my daughter the first time into her first home!!! Talk about stress!!! She really didn't think that there would be so much to do. Once she was in, and unpacked, we left her to her own devices. The second time was much easier.

There are a few ways to make moving a little easier on everyone. First, you must adapt to your new neighbourhood. If your realtor knew that neighbourhood, he/she would have already been able to provide you with information about where to shop, fun activities for the family, festival programs, sports and cultural facilities, and the list goes on. If not, then there is the Internet.

Once you have a few minutes, perhaps in the evening while the weather is warm and the days are longer, visit a commercial core somewhere. These areas abound with local neighbours and visitors sitting and enjoying cafes and restaurants and chatting with each other. What a great way to make friends!!! In Mississauga, take a look at Streetsville and Port Credit.

If you have children and were lucky enough to purchase a home with a pool, maybe have a pot luck housewarming party. What a great way for you and for your children to feel more at ease in their new surroundings and I'm sure your neighbours will appreciate this type of kindness. If not a pot luck, then supply cold beverages and snacks yourself. It doesn't have to be costly.

Start getting ready for the fall. Find out from your new neighbours the activities that are provided by the neighbourhood and sit and chat with your kids about what they would be interested in joining. Take your kids for a walk to the school that they will be attending so that they learn the route and comfortable with it. Also, by connecting with your neighbours, your kids will soon find friends with whom they will be walking to school.

As you can tell, when you move into a new neighbourhood, it is a good idea to stick around. Get your kids playing out at the front of the home so that your new neighbours can see you and feel comfortable in meeting your family. When I first moved into the Sheridan Homelands neighbourhood, one of my neighbours came over and said, 'if your kids don't play out front, no one will know that they are here'. We were fortunate to get a home with a pool and that's where we would spend our days. But, we did make time to play basketball, ride our bikes, roller blade, etc. out front.

Market Evaluation Overview


How many times has a realtor knocked on your door and asked if you are thinking about participating in the real estate market this year or in the near future?

No matter where you speak to a realtor, an open house or on the telephone, you were probably asked if you would like a FREE MARKET ANALYSIS done on your property.

Well, here's an overview of how a CMA works:

It's YOUR home versus every other comparable property in the immediate area. This is how we, agents, help our sellers establish a realistic Asking Price. Recently SOLD's, Expired, and active listings MUST be taken into account to establish an acceptable price range. This is not the time to test the market. In today's market, you have to take great care in compliling necessary information. I can't remember a time when pricing a home for sale properly and relatively accurately has been this important.

The Active Listing

This is your competition. You should try to out-price your competitors while addressing subtle differences in value between your home and the rest. Listen to your realtor regarding price and comparisons. If possible, visit the competition with your realtor to understand the differences and the adjustments to be made for the proper list price.

Expired Listings

Learn from the mistakes of others. These homes never sold because they were, most likely, overpriced BUT there may have been unseen defects present.

Recently SOLD's

Matching the sold listings as close as possible serves as a good indicator for how your home will perform in the current market.

Personally, I don't include conditional sales as they may not close and I really don't know what the final price will be. I will treat them as For Sale, but in general, I will not include them.

I try to stay within a 3 month period and then narrow down some more by using comparables to a specific map co-ordinate. This keeps my information relevant and up to date.

It is my job to take all of these factors into account in an attempt to find a happy medium. I do not take this lightly. It may be information that the seller does not want to hear. But, rest assured, to all those who are thinking of listing their house, with a professional on the job, I will not steer you in the wrong direction. Remember, the CMA is just another step on the road to something BIG.

Penalties When Breaking A Closed Mortgage


Why banks want you in fixed rate mortgages

This article in Moneyville in the Toronto Star, is a great piece about the mortgage penalties associated with breaking your closed mortgage, an issue that is very prevalent today. Most clients don’t anticipate the high amounts that they have to pay out in penalties when they decide to refinance or sell their homes, as these numbers are not standardized across the different lenders, nor are these figures disclosed at the time of signing.

Banks have always encouraged clients to go into five year fixed rate mortgage terms, yet the average time a Canadian will stay in a fixed mortgage term is 3.4 years. Now we know why the banks profit billions a year even during recessions and “credit crunches”.

As a homeowner or home buyer, keep the following tips in mind when shopping around for a mortgage or if you are considering refinancing your property:

- Beware of closed or fixed-rate mortgages that will penalize you for leaving early. (Kristian Harris of Monster Mortgage advises a variable-rate or open mortgage).

- If you are adamant about taking a fixed mortgage, consider a 3 year term instead of the bank-promoted 5 year term. The future is uncertain and tying yourself up in such a long commitment can result in big penalties when you decide to break your mortgage.

- Know your numbers! Find out if the rate that you’re being offered is a discounted rate and make sure you are aware of how the Interest Rate Differential (IRD) is calculated.

- Take advantage of your pre-payment options and apply these to your mortgage before it gets discharged.

There are so many questions when applying for a mortgage. Talk to a mortgage agent to find the best mortgage strategies that will reduce the IRD penalty that you will have to pay and get you the right product that will help you pay your mortgage off faster. Your mortgage specialist will take you through the payments and how best to pay off your mortgage in the most efficient manner.

Because you have choices, you need to make sure to get as much information as possible so that you can make an informed decision as to the mortgage that is right for you. Closing A Real Estate Deal


Closing a Real Estate deal, these days, is not an easy task. I have been working with clients for a few months now, and we finally found the perfect home. It started in that neighbourhood, we ventured from it, and then we came back.

You may ask, why we ventured, well because the borders for the school were changed, and then changed back after discussions between parents and the school board. This just proves that parents that get involved with their children(s) education can get things done. I kept on top of this information because it was important to my clients.

Now, back to the main story. After about a week of negotiating, we had a deal. There didn't seem to be anything "wrong" with the home. It was only 10 years old. There was a condition of Home Inspection in the Agreement of Purchase and Sale. Now, there is a reason for home inspections. As Realtors, we know what a home inspector will see and what he cannot see. (He is not Mike Holmes because if he takes it apart he will not come back with a crew to correct the problem). The inspector was quite thorough. He did find a few deficiencies in the home. (I have yet to have a home inspection to be performed and NO deficiencies found irregardless of how small. This is true of brand new homes, also)

Well, as you know, the buyers were a little nervous about 2 of the 'problem' areas. Because of these areas, I realized why this home had not sold for such a long time. The Sellers were not going to fix anything. You take the home for the agreed-to price or they will sell it to the next buyer. My buyers truly liked the home but they felt that they were being pressured by the sellers. After a long discussion with my buyers over a period of 2 days, I began my search for someone to assist me making some of the repairs. Of course, I was going to pick up the tab. The deadline for the conditions was coming up.

Fortunately, the repairs that I was going to 'help' with could be estimated from the outside and we did not have to disrupt the lives of the sellers. Two of the contractors came in with very high prices. The best that they could do, but still quite high. Then, on the final day, I had Jason come and take a look. Jason was recommended to me by a colleague of mine. Jason and his father were doing work on another street. Jason, of Green City Windows, was very accommodating and met me very quickly. He provided me with 3 different options for making the repairs AND he gave me a great (and extremely reasonable) price.

We shook hands. I called Mr. Buyer and told him the good news. "I will take care of the 2 issues". He was very excited and told me to come over and he would sign the Waivers.

As a Realtor, I was happy to provide this service to my buyers. When I know that a home and buyer match, I do my utmost to make the deal come together. I had a few sleepless nights worrying on how to help my buyers, but in the end it proves that my perseverance paid off.

Save On Taxes


Well, it's Tax Season once again. We all get nervous. Deadlines come and when that last calculation is made, we get upset because we forgot to make contributions to save ourselves some money.

Thanks to John Scholl there is a way to achieve our retirement and other financial goals. John provides financial advise and articles for your information.

Uh, oh – you somehow missed the March 1 deadline for RRSP contributions on your 2010 tax return. What to do now to save on taxes and help achieve your retirement and other financial goals? Easy – TFSA yourself. There’s no deadline with a Tax-Free Savings Account (TFSA), it’s a great place to invest your anticipated tax refund, and it’s a tremendously flexible way to achieve tax-free savings growth.

Here’s how it works:
- With TFSA eligible investments, you put your money in and you get your money out at any time for any purpose, tax-free. You can invest in your TFSA eligible investments any time you want, up to your maximum contribution level.
• The current maximum TFSA contribution is $5,000 per person, per year. This means that beginning on January 1, 2011, you were able to contribute another $5,000 to your
investments held within a TFSA in addition to any amounts carried forward from your 2010 limit and any withdrawals made in 2010
• You can make a gift to your spouse to make a TFSA contribution and transfer your TFSA assets to your spouse upon death.
• With investments held within a RRSP, you get a tax deduction for your contributions but all withdrawals are taxable. With TFSA - eligible investments, there is no tax deduction for your contributions but you do not pay tax on investment growth or withdrawals. All TFSA investment earnings are totally tax-free and will not trigger claw backs on federal tax credits or benefits programs such as the Guaranteed Income Supplement, Old Age Security Benefits, Age Credit, GST Tax Credit or Canada Child Tax Benefit.
• There are no age restrictions on a TFSA and there is no limit on how much contribution room you can carry forward – fill it up any time you want. TFSAs – can’t touch this!!! Well, actually you can and that’s what makes TFSAs such a flexible investment choice:
• Say you need $15,000 for a down payment on a vacation property. Just make a $15,000 tax-free withdrawal from your TFSA eligible investments.
• You can re-contribute the $15,000 after January 1 of the year following the withdrawal without affecting your other eligible contribution room.
• If you had taken that $15,000 out of your RRSP eligible investments, you would have needed to withdraw up to $27,800 to pay taxes (assuming a 46 per cent marginal rate) and come up with the $15,000 needed for your down payment – and you would have lost that RRSP contribution room.

Deadlines, schmedlines – a TFSA can work for you any time of the year. Ask your professional advisor about how to maximize your TFSA … and all your other investment strategies.

Avoid Uncontrolable Debt


This article should be useful to many of us. Thank you to Kristian Harris of Monster Mortgage for this information.

How many credit card offers do you think you received in the mail this past month? Each one is a new opportunity to get farther into debt, hand over HUGE interest payments, and never get any closer to financial security. Just take a look at this article by Rob Carrick in the Globe and Mail.

Here are six facts that can help you avoid uncontrollable debt!

FACT ONE: Debt is out of control!

The next time you’re flattered by a PRE-APPROVED card you receive in the mail, stop and think who’s benefiting when you use it. Do you really need another way to spend money you haven’t yet earned? NO!!! The next time you’re offered a new credit card, just say NO. And say YES to directing more of that money you would have paid paying double digit interest towards paying down your mortgage!!

FACT TWO: Fine print is small because they don’t want you to read it.

It’s called “fine” print because it makes credit card companies feel “fine”, and it’s like paying a “fine” for not reading the details. If an offer sounds too good to be true, get out your magnifying glass and you’ll usually find the painful truth in the fine print.

FACT THREE: The loan with the term that stretches into infinity.

Credit cards are open-ended or revolving loans with obscene interest rates. And what’s worse, they encourage you to make minimum payments that are so low, they barely cover the interest charges.

FACT FOUR: It’s called “minimum” payment for a reason.

Minimum payments are deliberately set so low, they’re virtually the same as “interest only” payments. Making smaller payments isn’t going to get you out of debt faster. What you need is a financial strategy that will free up enough cash to make bigger payments so you can get out of debt once and for all.

FACT FIVE: A fee for every occasion.

When you’re shopping for a credit card, maybe you’re just considering the interest rate and annual fee. But if you check the “summary box” on your contract, you may find a list of EXTRA FEES that can make your low-rate, no-annual-fee card much more expensive.

FACT SIX: Surprise! We just increased your interest rate!

Credit card companies now have to give advance disclosure of interest rate increases, even if this information is already in the credit contract—so it’s important to pay attention to the notices they send you. Some cards will automatically raise your interest rate if you’re late with a payment or have too much outstanding debt on ANY of your credit cards or loans.

The first step is to talk to a professional, like your mortgage agent to review your personal financial situation and review your credit with an annual credit check-up. Yearly reviews like these are beneficial in assessing your beacon score (used to determine your credit rating/score) and aid you in maintaining or improving your credit, especially when it comes time to purchase a home and to qualify for the best mortgage rates and offers out there.

There are also other options available to you, such as refinancing your home to consolidate your high-interest debts by accessing the equity from your home and adding that debt to your mortgage, all while paying a much lower interest rate. RRSP Loans, Financial Planning


Have you ever asked yourself, "When does it make sense to borrow for your RRSP"? Well, here are some points and ideas that might give you some answers. Thank you John Scholl for, yet, another great article about our financial health.

Loans are a part of life for most Canadians. We take out loans to pay for our cars and our homes, for vacations, furniture and TVs. And, at this time of year, as the deadline for making your 2010 Registered Retirement Savings Plan (RRSP) contribution looms, you may be asking yourself if it makes sense to make one more loan – a loan to increase your RRSP contribution.

The right answer for you depends on the overall shape of your financial life. Let’s look at the factors you should consider.

Makes sense to borrow:

 Because contributing to your RRSP can pay off in two ways: First, you’ll increase the size of your tax refund; second, you’ll have more tax-deferred money growing inside your retirement plan. But the first rule is this: The loan must fit your budget.
 When you intend to pay off the loan within a year. Remember: Interest on an RRSP loan is not tax-deductible. Consider a series a smaller RRSP loans with payments within your budget. Longer term loans are more suitable for purchasing non-registered investments (when the interest is tax deductible).
 When size of the loan maximizes tax savings. Tax rates rise with income. More tax can often be saved by spreading RRSP deductions over more than one year. While contributions made in one year can be deducted in a future year, it does not always make sense to borrow to make an RRSP contribution if it will take several years to fully utilize the deduction. Again a series of smaller loans may produce the better financial result.
 When you use your tax refund to pay off the loan as quickly as possible. Or maybe not …
 If you expect to be taxed at, or near, the lowest marginal rate over time. In that case, you won’t get the full tax-reduction benefit of making your maximum RRSP contribution, so the cost of taking out an RRSP loan doesn’t make sense. Instead, you might want to consider contributing to a Tax-free Savings Account (TFSA). The contribution isn’t tax deductible but money and interest inside a TFSA is tax-free and, unlike your RRSP, so are withdrawals, which can be made at any time for any purpose.
 If your increased RRSP refund is already earmarked, in whole or in part, to pay taxes you owe on other income.
 If you are unsure your income level will allow you to meet your RRSP loan obligations, which you will be required to do regardless of your income level and the performance of your RRSP in the shorter term.

Borrowing to increase your RRSP contribution can be a useful strategy but it also comes with specific risks. Perhaps you can avoid the need to borrow next year through a Pre-Authorized Contribution (PAC) plan that automatically deducts and saves any amount you want from your regular paycheques.

And, of course, your professional advisor can help you map out the RRSP contribution strategy that fits the overall shape of your financial life.
