Seasons Greetings from Betty Bart

Happy Holidays,

The holiday season is fast approaching, if it hasn't already started for some of us. I would like to take this opportunity to wish you, and all your loved ones, the merriest of holidays. We don't have any snow, yet, but Santa is in the malls after coming into town during the Santa Claus parade in Mississauga, Oakville, and of course the big one, The Toronto Santa Claus Parade.

I hope you take some time to sit back with your families and have some hot chocolate, something extra if you partake, and just look at the eyes and see the enjoyment of everyone around you.

I'm just going to reiterate what I have been saying regarding real estate, we are short on inventory and during the month of December, the list gets a little smaller. There are still some HOT buyers out there and as for the sellers, why not start the New Year knowing that a new home is just around the corner and when you pack up the decorations, just keep on packing.

The Value of a Realtor, Mississauga

If you are considering a newly constructed home we, as realtors, can access RealNet. This is Canada's database of new home listings. This site includes current records updated on a monthly basis. This database can be conducted by housing type, location, price range and number of bedrooms. It can produce builder names, lot sizes, condo fees, and availabitliy of units.

Your realtor can advise you on government programs that will save you some money. For example: Home Renovation Tax Credit, the EnerGuide for Houses Retrofit Grant.

We can provide you with contact names for financial information. Mortgage specialists that will allow you to apply for a mortgage, and give you information as to whether you can afford a home, or perhaps not at this time.

We can advise first-time homebuyers of programs available to make that first purchase.

We search through huge amounts of paperwork to provide you with information on important issues such as property taxes, HST, land transfer tax, closing costs on both buying and selling a home, etc.

Quality Over Quantity As A Real Estate Agent


I have always enjoyed quality over quantity in all aspects of my life. Give me 1 great movie to enjoy instead of 10 so/so movies. The same goes for service that is provided to me and that includes real estate service. I have been a buyer and a seller in my "before I became an agent" days. I hope I have given the quality kind in my "now I'm an agent days".

Don't get me wrong; mistakes are made, deals do not close, and there are many cracks in the details that can (and do) slip through. A real estate transaction requires careful explanations and understanding, a watchful eye to check the files and massive communication to keep tabs on everything that is produced and the participants. We, as agents, are constantly working with different (sometimes opposite) personalities. I have always felt, and stated, that I have done my job if the seller feels he/she sold for too low and/or if the buyer feels that he/she paid a little too high. I believe that both sides win if each agent feels that they did more than their fair share of work and no one reminds anyone how great they are and why!!!

Very few buyers and sellers in real estate care how many homes an agent has sold in the last year or in the last decade. I believe that sellers care about THEIR sale. What you did as an agent in the past, is history.

Our job as Realtors is about THE CUSTOMER, the quality of service provided, and the handling of each and every separate transaction with integrity and professionalism. Some of us have forgotten this.

This is strictly my opinion. Some Realtors will disagree. That's okay.

October Market Watch Mississauga Real Estate




NOVEMBER MARKET UPDATES

In a clear sign that the housing market has shifted into recovery mode, residential housing sales in Canada’s major markets has reported record sales in the past few months. Toronto and Vancouver led the charge with sales among the highest in history for both local real estate boards.

Michael Polzler, Executive Vice President, RE/MAX Ontario-Atlantic Canada, has stated that “Canadians believe in homeownership — a fact best illustrated by the purchasers who ventured forward in recent months and snapped up some of the best real estate deals this market has seen in years. Those who chose to sit it out on the sidelines are now facing a market in transition, characterized by the threat of rising interest rates, low inventory levels, and upward pressure on housing values.”

Overall, major markets began to recover in March. Average prices are holding steady or climbing, days on market are down, and inventory levels continue to tighten, especially at entry-level price points. There is a surge of first-time home buyers back on the market and this has created great conditions for a 'move up" market.

Once again, I apologize to my buyers. You have competed in multiple offers, lost, and then eventually we have won. Those that we lost, I could not justify their prices. Those that moved quickly should be in their new homes very soon. Those of you who have decided to wait, are now looking at a continuing shortage of inventory. I will help. I will persevere and continue to do my job. It's been an exciting year. I am still able to get you into your home before the end of the year so that 2010 is truly a NEW YEAR.

Market Watch Mississauga Real Estate


Now that we have put away our shorts and tee shirts, pulled out our sweaters (and some mornings mittens), we can all settle into the routines that we put aside during the summer months.

Most people were anticipating the inventory numbers to start increasing over September as potential sellers get back from summer vacation and decide to list. It hasn’t happened, yet. With listings down 42%, buyers are competing for less product, which leads to "bidding wars".

Homes that are priced well are not lasting on the FOR SALE list. Especially in Lorne Park and Mississauga Homes for sale. If you don't jump quickly, you lose because there are more and more multiple offer situations. Buyers are starved for product.

Much of the activity has to do with low interest rates. Consumer confidence is up. That's all you need in a recovering economy.

Natural Gas Plant Oakville

After months of protesting the location of a 900-megawatt natural gas plant, members of the Oakville community found out on September 30th that the Oakville site has been approved for construction. The Oakville site, located at the corner of Ford Dr. and the QEW, was one of four other sites being considered for the location. The other three sites, which were to be in the Clarkson area in Mississauga, were turned down after the combined efforts of protesting residents, politicians and health officials.

So, Oakville residents do not want a power plant built in their neighbourhood? As William Mellor, from Durham, had stated in a letter written to the editor of the Toronto Star; "If Oakville doesn’t want a power generating plant and the jobs it will provide, reduce the power consumption to the point where the plant becomes unnecessary."

Construction of the plant is to start in mid-2010, and will create 600 new construction jobs and 25 permanent jobs over a period of two years. Power officials claim that the plant will only run at about 40 percent of the time, and has a basic goal of providing electricity when demand is high. This plant has been approved just as the Ontario government has begun shutting down all coal-fired plants in the province.

Mississauga residents in the Clarkson community can now relax that the power plant is not being built in their backyard and that property prices will not be affected. Now would be the perfect time for all Oakville residents who are against the building of the power plant to look at properties Mississauga. We will welcome all of you with open arms. Housing Sales Keep Climbing Mississauga Real Estate


Great Headline in the Star this morning, "MARKET ON ROBUST REBOUND - Housing sales keep climbing, fuelled by low interest rates, and solid consumer confidence".


The last couple of notices/blogs that I have sent out have been very positive. During my open houses, buyers still are asking about the recovery from this mess that we were in. It wasn't even a mess but the media was exploiting in the U.S.A. With a little bit of the regular summer slow-down now upon us, homes are selling quite quickly if they are priced correctly. We are still seeing homes flying off the shelves and multiple offers keeping our inventory low with buyers jumping at anything new that comes on the market. Part of this seems to be that the buyers may be fearing that interest rates are going to go up next year and therefore are buying now rather than waiting for next year.

Those who chose to consider my advice have been the lucky few. Those of you who have chosen to wait until "the prices of homes come down some more" , I'm afraid you are in for a rude awakening in the next few months. Those homes that are priced well, are in good neighbourhoods in the communities of Mississauga, and are in decent condition are not staying on the market for very long. Choices are few. Buyers are not having the chance to see something a second time. "If you like it, you better be prepared to work on an offer with your agent."

We are firmly in a sellers market. Inventory remains very low. Take a look at the newest Market Watch.

No matter why you need the extra space, a finished basement can almost always benefit you when you decide to sell your house. Surprised? When you compare basement renovations to kitchen or bath renovations, your kitchen and bath will typically always increase your value by 1 or 1.5 times the amount you spend. And while that doesn't always stand true for finishing a basement, it's important to consider this:

A finished basement can be the difference between selling your house and not.

Particularly if you have 1, 2 or 3 bedrooms. Why? Often times a finished basement can be the substitute for the additional bedroom, office space or playroom that your buyer is looking for. Consider newlyweds with plans to have children in the future. A 2-bedroom home may not fit what they're looking for. The last couple of notices/blogs that I have sent out have been very positive. During my open houses, buyers still are asking about the recovery from this mess that we were in. It wasn't even a mess but the media was exploiting in the U.S.A. I still believe that we needed to re-educate sellers as to the value of their property and educate our buyers as to the process of purchasing a home. Mortgage rates remain great. The government has come up with massive funding. Both of these are starting to bring life back into the economy. Consumer confidence is starting to rise, but we tend to be wary about the word from the Bank of Canada and government officials.

According to the Bank of Canada, the economy will contract 2.3% this year not as predicted a 3% decline. The bank forsees growth next year of 3% and I guess they can use their crystal balls to predict anything after that. Mississauga home sales/purchases has remained strong. With a little bit of the regular summer slow-down now upon us, homes are selling quite quickly if they are priced correctly. We are still seeing homes flying off the shelves and multiple offers keeping our inventory low with buyers jumping at anything new that comes on the market.

"Barring runaway inflation, central bank key interest rate of 0.25% will remain unchanged until mid-2010 to help spur a return to healthy business conditions," was stated by Bank Governor Mark Carney.

A Balanced Housing Market Emerges

"Recovery underway in key Canadian markets ends buyer dominance in resale housing," says RE/MAX Mississauga, ON. (July 13, 2009) - Pent-up demand for residential housing has bolstered sales in Canada's major markets-a clear signal that the housing sector has shifted into recovery mode, says RE/MAX.

A more balanced market has emerged. This has ended the stronghold that buyers have had on the market over the past six to eight months. Canada's largest markets, Toronto and Vancouver, led the charge - with June sales among the highest in history for both local real estate boards. Check out the Market Watch that's available. Major markets began to recover in March, and sales continued to escalate in April, May and June. This is expected to continue throughout the remainder of 2009, with most centres now forecasting year-end sales on par or ahead of 2008 levels.

"The strength of the market, amid the most significant global recession in recent history once again underscores its relevance to the nation's economic engine," says Michael Polzler, Executive Vice President, RE/MAX Ontario-Atlantic Canada. Canadians believe in homeownership -- a fact best illustrated by the purchasers who ventured forward in recent months and snapped up some of the best real estate deals this market has seen in years. Those who chose to sit it out on the sidelines are now facing a market in transition, characterized by the threat of rising interest rates, low inventory levels, and upward pressure on housing values."

Those who chose to consider my advice have been the lucky few. Those of you who have chosen to wait until "the prices of homes come down some more" , I'm afraid you are in for a rude awakening. We have multiple offers. Those homes that are priced well are not staying on the market for very long. Choices are few. Buyers are not having the chance to see something a second time. This was a great headline on the news and for anyone looking to either purchase or sell a home. The nay-sayers are saying that this won't last. These are the same guys that have said that the housing market is going to self-destruct just the way it did in the good old U.S. of A.

Multiple offers are back with a vengance. Frustrated buyers who haven't been taught the process of purchasing a home. Also, buyers who have not been advised to get their finances in order and discuss pre-approval for a mortgage cannot understand why they are losing the battle of home purchase. Interest rates remain low. Prices have risen, very little, but they have started a small climb.

In the middle of a "recession", we have gone from a Buyer's Market to a Seller's Market. Don't forget, we are now entering the "Summer Market" which is also a slower market. Sellers and buyers alike are more interested in the holiday season and enjoying the sunshine. Getting away and taking some time to ourselves is important to recharge our batteries.

CMHC are surprised at the rebound, but are not expecting it to last. As I have said before, we have to have to get our consumer confidence back. Once the job numbers start picking up, our confidence will start to return.

Prices have started to rise because of low interest rates and also there are fewer active listings from last year (fewer properties to choose from).

“The average resale home price has moved in line with last year’s level because of tighter market conditions experienced this Spring,” stated Jason Mercer, TREB’s Senior Manager of Market Analysis. “Home sales have increased strongly relative to new listings, bolstering home prices.”

Real estate - The new market reality

What a great way to start the day. Reading this certainly made me breathe a sigh of relief. I have been telling my buyers and sellers the same things as Michael Polzler has in the statement below. I still understand that job security is a priority issue with many and I am willing to work through all their questions while searching for their home either as seasoned buyers or first-time home buyers. Also, to anyone considering selling their property -- I will provide you with information and comparables to assist you in the sale of your property and I will also be available for comfort during the process.

Now, grab a cup of coffee, and read below. After reading this, you can understand why realtors, like myself, have a wider grin this morning.

"As stability returns to residential real estate markets across the country, realtors and their customers are breathing a sigh of relief. The carnage south of the border has failed to materialize in Canada and all indicators - economic and otherwise -- point to a housing market on the upswing.

These have been trying times for our industry. Realtors that bought into the negativity in the marketplace from September 2008 to March 2009 now find themselves in a precarious position. No listings, no clients, no money. The 'paralysis by analysis' approach of letting fear limit progress has few benefits. Those that stayed the course over the period-pressing forward despite obvious challenges, adjusting to conditions, employing new strategies, creating solid business plans, farming entire neighbourhoods, and aggressively listing properties--are now ideally positioned. Realtors, who stepped up, instead of standing back, are now reaping the rewards.

The same held true for purchasers. Buyers who moved in the midst of uncertainty, ignoring warnings from doom and gloom forecasters, economists and naysayers, snapped up some of the best real estate deals this market has seen in years. By contrast, those who panicked and chose to sit it out on the sidelines are now facing rising interest rates and-in some markets-limited inventory levels. With national resale housing market activity returning to pre-recession levels in May, it would seem that we've come through the worst of the financial meltdown, with the real estate correction nearing an end. The number of positive indicators is very encouraging.

However, recovery is still underway, and there may still be some bumps along the road. Nevertheless, the buoyancy in the marketplace took economists by surprise. Just over half of all major markets reported an increase in unit sales in May over year-ago levels. Consumer confidence continues to strengthen across the board. While the summer months are approaching, it is important to remember that there is still much work to be done. This is not the time to take your eye off the ball. Ours is a market-a business-that must, by necessity, continually evolve. We know by experience that the real estate climate can change quickly"

Summer Is Almost Here and Good Real Estate News

A week ago in the Toronto Star, Tony Wong wrote: "REAL ESTATE VIRGINS BUY IN". What does that mean? That means, first time home buyers are finally taking advantage of the low interest rates and great prices for homes. Of course the economy is on everyone's mind right now, but lower prices and low interest rates are luring them into the purchase of a home.


Also, the first time homebuyer's tax credit and home renovation tax credit for 2009 have been influential factors. First time buyers are key to the market because they allow move-up buyers to sell their homes while continuing up the housing chain to more expensive properties.


I have noticed quite a decrease in listings coming on the market, which makes me think that we could possibly be entering a seller's market. There have been more and more multiple offer situations being reported by my colleagues. The prices don't seem to be going up, a little bit but not a lot, and that doesn't seem to deter any buyers from at least looking. I try to do open houses every weekend, and in the last few weeks, in certain areas, I am averaging about 12 families coming through the open house in a period of 2 hours. They are ready to buy but the house may not suit their needs.


Now we're seeing that builders are beginning to plan future sites and projects which brings hope to the home resale market.


BMO Capital Markets Economist Robert Kavcic has been quoted as saying, " with the Canadian economy poised to begin the recovery process by this fall, the worst of the residential construction recession might be behind us."

Is the Housing Market Rebounding?


First-time home buyers are holding up our market as the sales of existing homes in the month of May rose by 2%. This is the first increase in more than a year. Take a look at the market watch and do some figuring.

If you compare to last year, it is still down by 1%. But, I think that most buyers and sellers are now realizing that the market is quite different from a year ago. It has taken us a few months to adjust our expectations when selling a house and not thinking of, " If I would have sold a year ago....".

We are hearing reports of multiple offers on some properties. Milton has been experiencing multiple offers for a couple of months now. And, the same is happening in certain areas of Mississauga. Price your house according to the market, and it WILL sell and the possibility of multiple offers may occur. I am seeing a turn towards a seller's market in some areas as less homes are being listed for sale, but there are buyers out there for homes. I did an open house one weekend in Mississauga and I had approximately 30 buyers come in to view the home. This is between Saturday and Sunday. Watch for my signs in Mississauga!!!

I await in anticipation what the nay-sayers will say about the summer market. As per usual, I am prepared to see it slow down as the summer holiday season approaches.

"June 2, 2009 -- In May 2009, Greater Toronto REALTORS® reported 9,589 sales, up almost two per cent from May 2008 – the first annual increase since December 2007. The seasonally adjusted annual rate of sales in May was 81,300.

“The resale housing market in the GTA has remained resilient in the face of challenging times globally,” according to TREB President Maureen O’Neill. “Many home buyers have taken advantage of extremely low mortgage rates.”The average price for May transactions was $395,609 – down less than one per cent compared to the same month last year.“The average resale home price has moved in line with last year’s level because of tighter market conditions experienced this Spring,” stated Jason Mercer, TREB’s Senior Manager of Market Analysis. “Home sales have increased strongly relative to new listings, bolstering home prices.”
