Am I Getting Old?

As I do my travels through neighbourhoods in Mississauga, I have noticed that there are so many families just getting back from their summer vacations and now are starting to scramble to prepare their children to go back to school.  It doesn't matter whether it's elementary school or post secondary, the excitement is starting to build.

I was at the gym and the parents are starting to bring in their youngins to give them something to do while they do their own workouts.  Some don't even want to be up.

I'm being a little bit nostalgic these days because it has brought back so many memories when my children were at home with me.  My son and I were 'sharing a moment' yesterday when he says to me: "Mom, do you know that it's been 10 years ago that I finished High School?"  I looked at him and all of a sudden I saw this young man in front of me.  When did he grow up?  Those years have just flown by.  You might know, I have also have a daughter.  She is a couple years younger so it's only been 8 years for her.

I remember the days that both my children came into our lives.  That was an ouch!  (HAHAHA!!!!  I don't want to scare anyone that is having their first).   Both are now adults!  When did this happen?  Their doors have been opened for so many great things!  They have gone through these doors, at times hesitantly, but when passed, the smiles spread from ear to ear.  Pressures of school, peer pressures, occupational choices...they had to make their own.  Of course, dad and mom were there to lend an ear or even a shoulder when necessary, but the decision was theirs to be made.  A long time ago, we instilled in them that all decisions had consequences so make sure you make sound decisions.  Of course they made mistakes...that's the only way to learn...but they were learned not to repeat the ones where they didn't like the consequence.

Now, they have moved on and are spreading their wings and flying.  I sit back and wonder if I could have made it easier for them?  No, I think if I had, they wouldn't be the fantastic young adults that they are.  Was there any advice that I could have given them that they would appreciate?  Probably not yet, but maybe one day they will remember the few little pieces of advice that I gave them.  There is so much for them to get from Twitter, Facebook, and Google.  My advice was from the heart.

For all of you that  have children that are growing up, or are now going on to create their own niches in the world, give your kids a hug!  Remind them that the tears that are shed when you say 'see you soon' are happy tears!  This is their turn!  You, as my husband and I, have helped provide the stepping stones.

August Already????


We can all feel it, can’t we?  As soon as we turn the page on our calendars to August, we know that there isn’t much left of summer so we try to squeeze in as much time outdoors as we can.  We don’t want to think about anything but how much more summer we can get before we start to change our wardrobes and our schedules.  In my neighbourhood, I see excitement starting for the little ones as they think that school is just about to start and they get to wear new clothes and use those clean books and sharp pencils for the first as their school year starts.  Teenagers, on the other hand, have just started to come out of hibernation, not happily, I might add.  The post secondary students are starting prepare their sojourn away from home for the first time if they are first year, and those going into second year…well, the garages are starting to fill up with their ‘stuff’ that they will be taking with them.  Excitement everywhere!

Now for some of us, the Fall Real Estate Market is just around the corner, are you ready?  This is the second busiest time of the year to sell or purchase a home!  You may still be trying to get into a specific school district neighbourhood and you haven’t had much success.  Well, maybe now is the time to explore what is out there.  Perhaps you are thinking of downsizing before the snow flies!

Public Swimming Pools

"We're having a heat wave, a tropical heat wave"

It's summer time in the city and we are melting AND it's okay!  Unfortunately, we can't get out to enjoy it.  We're all hiding in our air conditioned homes.  Those of us fortunate to have a swimming pool in our backyards ARE out there enjoying the dog days of summer!  Just putting your feet in cooling water is helpful.

If you live in Mississauga, you have probably heard that they are closing South Common Pool for sprucing up.  It is one of the more popular public pools for swimming lessons, aquatic exercise, and recreational swimming.  Now that it's not available to the general public until approximately mid-September all you have to do is go south on Erin Mills Parkway for the closest alternative and that's David Ramsay Outdoor Pool at 2470 Thornlodge Drive and it's only about a 5 minute drive away.

David Ramsay Pool has extended their "OPEN" hours to accommodate many, especially during this heat wave, they are open a little longer.

Get in there and use the facility.  It has had a HUGE renovation completed 2 summers ago.  You will enjoy the outdoors, no need to be indoors this time of year.  You will hear the laughter of children AND adults alike.  It's in a beautiful neighbourhood of Sheridan Homelands.

Get out there an learn to swim, get some exercise, or just enjoy the outdoors during this short summer season.

After The Storm


I guess the summer of 2013 will go down in record books.  Being that Toronto survived a gruelling rain storm that caused havoc throughout the city and surrounding areas.  The last blackout we had, we didn't have to deal with flooding.  We just had no power.  The residents of Etobicoke suffered a little longer than most (at least what I heard) as they were without power for about 2 days.

At this point, we have ALL looked over our Home Insurance Policies and, if needed, we called our carriers and had someone come out and look at the damage if there was any.  We were very fortunate on my street in the Sheridan Homelands as no one had a flooded basement.  I can't speak for anyone else, but I didn't see much damaged goods placed out to dry or to be picked up by trash the following day.  We had power within four hours.  Others were a little longer in Mississauga, and then there were those who were fortunate to have power back sooner.

We are being asked to help preserve power usage so that we don't have a blackout due to sudden surges of power once it has come back on.  I imagine most, including myself, charged up all their phones, mobile devices, etc. as soon as the  power comes on.  Maybe it's time to think about to use our energy a little differently.  Oh, and don't forget to start backing up the information on your computers!

Most of our energy is used for heating and cooling the home, with hot water coming in a close second place.   Good energy habits help you save money and the way we use energy plays a big role in how much we’re paying for it.  Simple choices we make every day can go a long way to help us manage our energy use, cut costs and protect the environment around the year.

You have probably heard about how to lower energy costs:

1.  Choose off-peak hours.  Of course these hours vary from household to household.  If you are shift work, your hours will be different from the 'typical' off peak hours.  Weekends and evenings are typically when electricity rates are the lowest.

2.  Use a programmable thermostat to reduce energy use. 

3.  Consider caulking and weather stripping.  Plugging up air leaks is pretty inexpensive and helps save during the winter and summer months.  While the weather is warm, perhaps this is a good time to check out your caulking and weather stripping around all your doors and windows.

These are just 3.  Do you have some that you possibly could add?  Make your own list.  Then, when you have a few minutes, try to complete the list while the weather is warm.

This storm took us all by surprise.  It certainly proved to many of us how much we depend on our electronic devices, and on technology, to function.  I heard someone say yesterday: "I got angry, I cried, I started clearing out the basement, I looked at all the memories that were lost, I was hot...then, after all the emotions were spent, I knew that my family was safe and no one could take away our memories." 

It's going to take a few days until we stop talking about this, but we will continue.  It will be stored in our memories.  Things will be fixed.  All in all, our families are safe!

I Am An Accredited Senior Agent

A few years ago, I found myself very lucky in meeting 2 gentlemen...Chris Newell and Barry Lebow.  At the time, they were both teaching the Accreditation Programme to agents who were looking to tap into the senior market.  I have applied my knowledge many times because I do live in a neighbourhood where many seniors reside.  You may wonder why I'm writing this!  Well, I have a short story to share with you.

As the weather has turned nicer, there have been a few homes that have come on the market in the Sheridan Homelands neighbourhood.  I was out previewing homes for buyers who are interested in trying to set their roots here.  Because I have lived here for going on 30 years, I do have some knowledge of what's going on in the Real Estate Market.

I was previewing a home yesterday and this lovely little old lady was so confused as to what was happening and how busy her home was.  She was smart as a whip, but the activity was just too much for that day.  As I was finishing my peek-a-boo, she asked if I had a minute to chat with her.  Of course I did!  I wasn't looking to interfere with the Listing Agent, but I was lending an ear.  She told me about the passing of her husband and her surgery a few months back.  She told me where she was going to go from here.  She told me about her family.  She told me about her neighbours and how she was going to miss them.  I was there far longer than necessary, but she just needed someone at that particular moment to keep her company.  I told her that she had an excellent agent looking out for her, and that was the truth. because she was asking about what to do with her stuff.  I told her to ask her agent because I am sure she will be able to help her.

This brought me back to what I have said on my videos and in other blog posts.  It is a difficult time for someone who has lived in a home for MANY years to move.  They have accumulated so many things, all of a sudden they have to get rid of it, sell it, donate it...whatever...and they're not ready to part with it.  The house is on the market...it will sell quickly I'm sure...and then it depends on the closing date.  She was getting nervous whether she could empty the place out on time and who would help her with the move.  She was more worried about her garden because the landscaper she uses wasn't able to come and mow the lawn and finish planting flowers because of all the rain.  What a sweetheart!

I got off track here...if you are reaching that age where the house you reside in is too big, perhaps it's time to sit down and chat about 'the  move'.  I have an aging parent myself, and I would truly love to see her move when she wants to and where she wants to move to, before this decision is made for her.

Spring Landscaping


Once the first official frost is no longer a threat, don’t you just want to run out into your yard and start spring landscaping? All winter long the excuse of it being too cold, or everything is covered with snow is no longer an issue. Now that spring is here, gardening, landscaping and increasing your curb appeal is on most people’s minds.

Plan out your strategy for your landscaping in advance. Are you going to break it up in phases, or are you going to hire a landscape professional to help you plan? Ask for guidance from your local nursery or neighbors who have beautiful landscaping! They can probably give you as good of advice as a professional. Once you know what type of plants you’d like at your home, map out, or stake out the area in which your plants will be planted. Estimate enough room for pedestrians walking around, as well as growth and future maintenance of your landscaping. Ensure walkways will have safe areas for footing, and tall plants will not obstruct view lines from inside your home.

Unlike a paint color in your home, once it’s up you’re done, landscaping requires maintenance and care. From pulling weeds, watering and pruning, to occasional replacement of dead plants, etc… Once again, plan what plants will suit your maintenance schedule. Consider hiring a professional gardener or lawn service to take care of your yard if necessary.

Landscaping your outdoor home is one of the joys of springtime, which many people look forward to. You will be surprised how much you enjoy your landscaping once you have planned it in advance. Go ahead, get going, before you know it, summer will be here!

Spring Clean Up typically includes:
  • Cleaning up debris, such as leaves and papers from the yard
  • Cultivating, weeding, and tilling the soil of flower beds and gardens
  • Re-edging flower beds and gardens
  • Trimming of plants and shrubs where necessary

The Benefits Of Condo Living

Whether you have reached an age where owning a detached home with a large home is too much to handle or if you are a first-time home buyer, are you ready for condo life?

What's the biggest difference from freehold homes?  You own your unit but you share ownership of the land, building, and common areas (areas used by all).  You share your costs with member of your condo association, and the board of directors or a property management company who make the big decisions.

With so many condo popping up on the market right now, and so many new ones going up in Mississauga and Toronto, you have to decide whether this is the smart choice for you.

Let's look at the benefits of Condo Living:

1) Someone handles all the outside work.  For example: snow shoveling, landscaping, outside repairs to the building.   Your condo maintenance fees will cover all this.

2) Many major costs are shared.  A portion of the condo fees will go to a 'Reserve Fund'.  When a property is well managed this fund could cover window replacement, roofing - and this would be done without any cost to the owners.  However, if it is poorly managed and falls short, a 'special assessment' will be done and the costs will be shared equally among owners.

3) Lifestyle. Condos allow you to own your space rather than rent.  Some condo developments cater to specific groups - young professionals, families, or seniors.

4) Amenities.  Would you get a theatre room, gym, or swimming pool in your average and affordable detached home?

5) Customization. Unlike renting, you are free to paint, renovate, etc.

6) Price. Depending on where you choose to live, this may the affordable way for you to own a home.

7) Location.  If you are looking at prime real estate in a major city, a condo may be the practical solution.  All your amenities are nearby.

8) Security. Some buildings offer 24 hour security or a doorman.  You may feel safer with neighbours close by and you worry less if you travel frequently.

Freedom 55 Retirement Living


When you hear the word ‘retirement’, what’s the first thing that comes to mind?  A frail person, with an oxygen tank attached to them and living in a residence with constant care with nothing to do but to watch birds fly and the sun come up and then set at the end of the day!

I’m very happy to say that things have changed.  Now, instead of sitting back and watching grass grow, more of us want to use the extra time, energy, and the extra cash that we have received from the sale of our properties.  We want to travel, which is one of the things that is on everyone’s bucket list!

Today, retirees want a home where they can travel from and entertain in.  Health issues are still there but most of us stay fit longer and have access to better medical care than, let’s say, our parents.

Is there a ‘perfect’ Retirement Home?  Probably not.  It becomes perfect when it meets the requirements of aging and changing needs.

When you decide to move to a smaller home or a retirement community, there are many advantages – smaller homes translate to lower costs and less maintenance; and retirement communities ensure your neighbours are of the same generation and have made the same lifestyle decision as yourself.

Staying in your current home is more economical if your mortgage is paid off.  If you still have a mortgage, you’ll need to figure out if your retirement income will be high enough for you to continue the payments.  You should evaluate whether it meets your physical needs.  If it needs remodeling, do you really want to undertake these projects?

You have many choices if you decide to move:

Perhaps a condominium or an apartment is your future.  The condo lifestyle has been a favorite by empty nesters for a long time.  They vary in size and price and have all the facilities that you would want or need.  Perhaps you would like a peace and quiet of waterfront living or even living in the countryside.  Condo life has advantages – short on maintenance, long on amenities, offer more opportunity to socialize.  They are much more affordable and a great way to still own property and downsize at the same time.

In this day and age, retirement communities are resort-like.  You have the best of both worlds.  You have condo type living and then you have assistance if you need it.  For example, when you first move in you may not need care and supervision.  But, as time passes, your needs change and these communities have been set up to change with these needs for you.

Giving up a home where you have lived for many years is frightening.  It is emotionally and mentally draining.  It is better to start to plan for this move so that you can make the decision yourself instead of having someone else make the decision for you and you end up where you don’t want to be.

What's Your Future Lifestyle?

You have finally decided that you want your own home.  It's a dream that many have as home ownership is very high on the list of "Things I Would Like".  Planning for this right from the first step will help in the process.  And, before you know it, it WILL become a realty.

After you, and your Realtor, have done the preliminary work - finances are in order, planning process to determine your 'dream' home - you are finally able to start the finding/buying process.

What Is Your Future Lifestyle?

How many bedrooms do you require?  How long are you planning to stay in this home?  You might only need 2 bedrooms now, but if you are considering a family, perhaps your first home should have at least 3 bedrooms.  If you are a season buyer and are looking to make a move with small children, mainly because of school preference, will this home be large enough for you or do you need something larger?  Will your budget allow it?  Do you need something larger?  What is the commute time?  Do you want to drive or use public transportation?  Is there a chance that you might be transferred? 

Do You Prefer a Maintenance Averse Lifestyle?

Do you prefer brick/stucco over a wood/siding home?  One type needs maintenance every few years while the other is relatively 'maintenance free'.  What about the garden?  Do you like, or even have time, to garden?  Perhaps you should be looking at smaller yards?

What about the 'fixer-upper' home?  You find a home in the perfect neighbourhood that is well below what you would expect to pay for a home in that particular neighbourhood and think: "It just needs a coat of paint,  new flooring, few repairs and I have the perfect home".

Think again.  No home is perfect.  And, if it's priced that far below market value in the neighbourhood, perhaps you should take a more intensive look at what needs to be done.  Do you want to do this yourself or are you going to hire someone to do the work for you?  Can you afford to do the work?  I remember when we did our renovations, the minute we took one wall down we found many problems and the cost was always more than you first estimated.

Happy Vacations



As March Break/Reading Week and the summer holiday season approaches, we start thinking about travelling.  Travelling is a wonderful way to see the world.  It doesn’t matter whether you do a road trip, camping trip, or a flight to far off places, a vacation can turn into an experience that you quickly want to forget.  How?  Well, exhausting itineraries, eating an abundance of rich and unfamiliar foods, illness just to name a few.  You need a little advanced planning.
I have come up with a few helpful hints that may help.  I have collected them from others, and have used some of my own, to allow everyone to enjoy the journey.

Be Organized
Putting everything in one folder helps.  That includes, maps, telephone numbers, insurance information, flight times, hotel reservations, tickets to events that you may be attending.  Also, make sure you put photo copies of your personal information like driver’s license, passport and credit cards separately from your pockets or purse.  When you create this second set, give them to someone you trust that is not travelling with you – perhaps a close friend or a family member.  If you need them, they should be able to fax/email them to you if an emergency situation occurs. 

Pack A Medicine Bag

It’s easy to catch a cold or suffer digestive problems when you are away.  Make certain to include some pain and allergy medication.  If you have prescribed medication, make sure to take the bottle with you with enough medication to last the trip and perhaps a couple extra days for the ‘just in case’ scenario.  Some of this stuff cannot be brought on the plane so, if you are flying, make sure.

Use Technology
How many of us travel with our phones and laptops/iPads?  At least one member of the family will have one device.  If you have a cell phone, make sure you contact you provider to change it to holiday mode so that you don’t get a huge bill when you get back.  As for flying, it has become much easier.  You can now check-in for your flight before you leave home and select your seat.  I have scanned my boarding pass directly from the iPad which saves that extra piece of paper. 

Bring Snacks
Make sure you have dry snacks packed.  Fruit and water is always a good idea.  If you’re flying, you may not be able to do that until you get past security.

When travelling, make sure you are as comfortable as possible.  Wear loose fitting clothing and keep a warm sweater handy for those cool breezes. 

Plan ahead and all should be well.  The most important thing to remember, there is a light at the end of the tunnel – your destination – and time with your family and loved ones. 

Enjoy your holidays.  You wait all year for them to come around!
